Questions

How do I calculate my debt-to-income ratio?
Add up your monthly debt payments, including rent or mortgage, car, student loans and card minimums, and divide by your gross monthly income, before taxes.
What is a good debt-to-income ratio?
Lower is better. Under about 36% is often seen as comfortable, and many mortgage programs top out between 43% and 50%. Each lender sets its own limit.
Can I get a mortgage with an ITIN and a high DTI?
Some ITIN mortgage lenders accept a DTI up to 50%, usually with a larger down payment and reserves. Our ITIN lenders guide compares their terms.
